Secure storage lock-up
A lockable store built into the basement car park of a working hotel, turning an open bay of loose stock into a secure, shelved room.
The hotel was keeping spare furniture, planters and kegs loose across the car park. It took up bays, nothing was locked, and stock walked. We set a room out against the existing block wall and framed it in steel stud, which is non-combustible and light enough to sit on the slab without new footings.
The services dictated the build. A sprinkler main, a ducting run and a low-clearance beam all cross the space, so the top plate steps around them and the ceiling line follows the underside of the duct rather than fighting it. Walls are ply-lined behind the plasterboard so the shelving could be fixed anywhere rather than to studs only.
The car park stayed open to patrons for the whole job. Work was staged bay by bay, with the framing and lining done in the quiet hours and the area swept and handed back each day.
